Happy Client Tour – Carissa Woo

Happy 1 Year Anniversary of being a home owner to Carissa Woo!

Carissa is not only my best friend, but also an amazing photographer and client who purchased her first home last year. The coolest thing about her house is that it is also her work studio. The space was built brand new and specifically for a business owner like Carissa who runs her own photography business. Over the year, she has done a great job decorating her home and creating a fun and vibrant place to meet her clients. Congratulations Leiton!

I’m so excited to announce the closing of Leiton’s escrow! Leiton is a part of my Nisei Week Ohana and I am so honored that he has entrusted his real estate needs with me. I’m very happy to say that it was a smooth transaction and Leiton is now the new home owner of an awesome house!

Tip to buyers:
Leiton was one of nine offers and was not the highest bidder. I established a good rapport with the listing agent and sent a little message with our offer giving some history on Leiton and why the house was perfect for him. The listing agent was very easy to work with and communicate with so it may have helped that I spoke with her a few times to get some in site on how to best position our offer. Ultimately they selected our offer because of the initial deposit and down payment. Some agent’s will recommend that you put as little as 1% down for you initial deposit. But in today’s competitive market I recommend putting 3% down to show your commitment.  Wahoo to getting our offer accepted!

Tip to sellers:
When selecting an offer choosing the highest bid may not be the best choice. You want to make sure you pick someone that has a good agent representing the buyer that communicates well and shows they are highly responsive and willing to work diligently with your agent. You also want to review the full offer to see that the buyer shows genuine interest as well as enthusiasm to the property.

Commercial Office Lease

Congratulations to my client’s, 3PL Systems, for moving into their new office space! They are a freight broker software company and their on-going success has brought them to look for a new place to host their growing team.

If you are a company and looking for a space to lease out, you may want to consider working with a real estate agent. There is not cost to you, as the agent gets paid out by the landlord or listing brokerage and they can help negotiate on your behalf to get you the most for your new space.
Things that can be negotiated:
-Price per square foot for monthly rent
-Terms of lease (years and a couple of month’s free rent)
-Tenant improvements (instillation of window in second office, dry erase paint in private offices, kitchen area, etc.)
-Parking
-Maintenance

3 Top things to consider when selling your home

1. Curb appeal
It’s all about first impressions and the exterior of your home is the first thing buyers will see. At the very least, make sure your grass is trimmed and plant some fresh flowers to give it that extra pop of color.
2. Clear out all the clutter
A clean house is a happy house and buyers want to see that the past owner has taken good care of their home. Less is more and in some cases I would recommend my clients to get a storage space to have as minimal items in the house as possible. Put away all toiletries in bathrooms and make sure even your drawers, cabinets, and closets are organized. Buyers want to get a feel for the house and often will take a peek inside these spaces.
3. Hire a good agent to best present your home
Open houses are an important aspect to marketing your home for it’s highest value. Some things that I offer to my clients when holding an open house are:
-Tell all the neighbors that your home is for sale and send them a personal invitation to a private viewing 1 hour before open house to public. This encourages them to be your best advocates and spread the word to their friends and family that might be in the market to buy.
-Make the house as inviting as possible. The little things count like turning on all the lights in the house and playing some tasteful music. Another personal touch I like to add is baking cookies during the open house. People always comment on how nice the house smells when they first walk in. And who doesn’t like fresh baked cookies straight out of the oven?
-Marketing the open house with visible signs and of course on the internet. Most of the people that come through my open house have found it online. Some sights that lists open houses are: Trullia, Zillow, Redfin, MLS, etc.
-It is a policy of mine to have all guests sign in due to security reasons. This also allows for me to follow up with those that expressed some interest.
