Joe & Taryn: Home For The Holidays!!

With Thanksgiving on the horizon, we are excited to announce that our clients Joe and Taryn will be home for the holidays! We were functioning on a strict time-line, but were able to help these newly-weds find a home they both loved in under a month!


These two were dream clients and are the perfect example that finding a home can be done fairly quickly if you follow our home-finding process. Immediately after meeting with us for a buyer’s consultation, they completed their “driving homework”and were able to identify exactly which neighborhoods they did and didn’t like. Simple steps such as this help us to eliminate homes from the get-go and ultimately save a lot of time when it comes to finding ideal homes for our buyers!


Joe and Taryn decided to make an offer on a new construction home, which is a different process from purchasing a standard resale home. Knowing this, they were extremely thorough in reviewing the 100-pg purchase contract (much more intricate that the standard RPA!) and we were happy to discuss all of their concerns! They brought a lot of great questions to the table, but in the end they felt comfortable with moving forward and knew the source of every fee and cost!

We are thrilled that we got the chance to assist Joe and Taryn in this huge life step! They made our jobs easy by not only following our advice, but also by communicating clearly and giving us regular feedback. They remained involved and attentive throughout the entire process – there is nothing Realtors like more than responsive clients!

Our recent transaction with Joe and Taryn reminded us of the difficulties that could arise with new construction and we are happy we could be there to help smooth out the kinks and negotiate on their behalf. This article by NOLO provides an extensive pro-con list when it comes to purchasing new construction, but here are few Weber Accetta Certified tips for purchasing new construction homes:

  1. Get an inspection! Although no one has formally resided in the home, new homes have problems too. We recommend hiring an inspector to make sure everything is safe and up to code – for peace of mind and to protect you from future headaches!
  2. Check future plans! This is especially important if the home you are purchasing is in an underdeveloped area. Be sure to check with the city to see what is planned for the surrounding area and/or neighborhoods.
  3. Hire your own agent! Often-times model homes will be staffed with an agent who has a relationship with the builder, so it is important to hire an uninvolved agent that has your best interest in mind.
  4. Get pre-approved! It is still essential to have your finances in order and to get pre-approved by a bank or mortgage lender. This helps prove your validity as a buyer during the negotiation process and helps ensure that escrow moves smoothly and closes on time!

Pumpkin Patch Appreciation Party – The Experience.



At the Weber Accetta group, we are passionate not only about about guaranteeing success for our clients, but also about building a community that supports and encourages each other. Whether it be featuring Redondo Beach listings on our social media, highlighting monthly Neighborhood Spotlights or hosting a networking group, we continue to search for more ways to redefine real estate from a transaction to an interaction.  We are huge believers in the power of a strong community and feel incredibly lucky that our jobs allow us to facilitate the growth of new relationships and partnerships. 

One of our favorite ways to reflect our gratitude to our clients, friends and family is by hosting “Appreciation Parties”.  While these gatherings are primarily geared towards having a great time, they also create a platform where our South Bay neighbors get a chance to mingle and create new meaningful relationships! We have both worked with and networked with so many inspiring individuals and feel responsible for helping them all to intermingle and share their awesomeness!

Most recently, we hosted a “Pumpkin Patch Appreciation Party”- both to celebrate the fall season and to familiarize our clients and friends with our new office. We worked hard to provide a smorgasbord of tasty treats, seasonal drinks and festive decorations.. but the vibe was truly set by the participation and enthusiasm of everyone who attended!  

 We asked for some feedback from one attendee who commented,

“What a great vibe it truly was, so many people came through from all different walks of life and yet everyone interacted as if they were already friendly and acquainted with each other.

 From an outside perspective, you can tell that Lauren and Michelle really nurture the relationships with their clients to not only have great transactions, but to create friendships. The wonderful turnout showed that.” 

One of the most exciting aspects of the night was the introduction of our pumpkin carving competition! We gave each attendee a pumpkin of their own and encouraged them to tag us on our Facebook in order to compete. We are thrilled to announce the Nishihira family as the winners. We did have other amazing submissions – so thank you to everyone who participated!

STOP in the name of Low Mortgage Rates

Seriously, stop what you are doing.


BECAUSE, low mortgage rates = amazing opportunities for buyers, sellers, or homeowners looking to refinance!

While rates on mortgages change daily, they are currently holding steady at near record lows. In fact, according to the rates have not been this low since December 2012!  The graphic below demonstrates the drop in rates from just last week.

Both 15-year and 30-year mortgage rates are down more than 0.5% since the start of the year.

What does this mean for buyers?

This drop in rates means that those looking to buy have experienced a purchase power increase of 7%…meaning that buyers who could afford an $800,000 home in December can now afford an $852,000 home!  For many on the house-hunt, this increase in purchase power could put their dream home just in reach!

What does this mean for sellers?

Lower mortgage rates translate to a surplus of buyers looking to take advantage of their higher purchasing power; which means you, as a seller, have the ability to get top dollar for your home! More active buyers are out looking increases the desirability of your home.. making it a hot commodity.

What does this mean for refinancers?

Refinancing gives a homeowner access to a new mortgage loan which replaces the existing one. The details of the new loan’s mortgage rate, loan length in years, and amount borrowed can customized by the homeowner. Thus, refinancing during a period of lower mortgage rates could benefit borrowers by lowering their monthly housing payments and/or shortening the term of their mortgage.

Our Story

In case any of you were wondering how the Weber Accetta Real Estate Group came to be, we had the privilege of having our story written by our former intern who is now part of our marketing team- Cathy Strini. Thank you Cathy!


Lauren and Michelle’s matchup was initially fueled by their love for Real Estate and jewelry. Originally, they shared time marveling over old treasures, making jewelry and touring the newest South Bay listings. Overtime, this connection transformed into a business pairing, when the two teamed up to collaboratively market to a larger Real Estate audience. Through this collaboration, Lauren and Michelle quickly realized a shared passion for being involved in their communities, so they began to engage in their neighborhood, highlighting the hard-working individuals in what is now their neighborhood spotlight.

The strength of their working relationship was undeniable, so the two decided to pool their collective market knowledge and sprawling networks to create The Weber Accetta Real Estate Group.

This accelerated their individual Real Estate careers and together Lauren and Michelle have found it possible to serve their clients beyond what either could accomplish alone. When to sell.. and when to buy?


When is the best time to sell your home? Most homeowners stress over what season to list their home. There are all sorts of myths about when is the best time to sell, but every situation is truly unique. Luckily, here in the South Bay – each of the four seasons offers different perks of listing your home!


Historically, the winter months are considered to be the slowest season for the real estate market, but it is necessary to take the temperate weather of Southern California into consideration. Seasonal variations may play a more prominent role in other parts of the country, but we fortunately skirt a good portion of extreme winter weather. Warm, sunny winter days means that your home may have just as much curb appeal as it does during the spring months!

As Sam Heskel, president of Nadlan Valuation, an appraisal firm in Brooklyn, highlights, “Sellers typically find that off-season buyers may be more focused and ready to buy a home.” This means that while some home buyers take a break over the holidays, they return after New Year’s with renewed motivation and focus to purchase a home.

*Remember, the quality of the buyers is often times more important than the quantity! Buyers who are serious about finding a home (no matter the season) are more desirable than those who are casually looking.*


The spring season always comes out on top as the best time to sell. With the warm weather, more daylight and spring fever in full swing, buyers are more likely to shop during this time of year. With more competition comes bigger sale prices. Thus, home prices are highest during the prime season, when more homes are on the market.


A lot of sellers hold off putting their home on the market during the summer, preferring to wait until the first of the year or the spring season. This results in reduced inventory during the summer months, meaning more buyers checking out your home, whether online or in person. “For Sale” signs and postings are much more visible and easier to install in the summer than they are in the winter. Also, in some tourist areas, traffic is heavier, ensuring additional exposure.

Lastly, listing your home in the summer positions you well to sell in the fall. Even if you do not secure a buyer over the summer, you have the opportunity to assess the buyers’ reactions and make necessary adjustments to make your home more appealing.


According to a survey by ERA, 40% of respondents cite that with the end of the vacation season comes a renewed attention to real estate. The survey also highlighted emotional motivations that are strengthened during the fall – namely the desire to be “home for the holidays”.  ERA President and CEO Charlie Young states, “As vacations wind down after Labor Day and people become more focused, the desire to be in a new home for the holidays is a historically strong driver of fall home sales”.  As the season progresses, financial motivations also come into play. 10% of respondents cited the desire to purchase a home before the end of the year in order to gain tax benefits.

The point of this all being: There are clear perks to selling in each season! Make sure that you home is in the right condition to sell and go for it!

Now on the flip side of things, when is the best time to buy?

Do not obsess with trying to time the market and figure out when is the “best time to buy.” Real estate is cyclical and constantly changing. The ideal time to buy is when you find your dream home (or the house that has the potential to become it) and you can afford it. Trying to predict the housing market and wait for the so-called right time, may mean you miss out.

You have to remember that while buying a home is one of the most important decisions of your life, the rest of your life does not get put hold. We have had buyers who have been planning a wedding while house-hunting, as well as a couple who gave birth during escrow! It can be a stressful process, but one that is well worth the effort!

However, there are three things that we suggest having arranged before you purchase your home: be pre-approved, have enough for a down payment and make sure you are comfortable with the monthly mortgage payment.

Getting pre-approved means a lender has looked at all of your financial information and they’ve let you know how much you can afford and how much they will lend you. Being pre-approved will save you a lot of time and energy so you are not running around looking at houses you can’t afford.

We are so lucky to be able to do what we love and love what we do. On Monday, the Women’s Council of Realtors held their annual installation of the new 2016 board members. Michelle and I were both installed, Michelle as Programs Director and myself as President. It is such an honor to be involved in this organization with a group of inspiring leaders that volunteer their time to bring education, networking, and leadership opportunities to our local Real Estate community.

For the past three years I have witnessed the hard work and dedication it takes to run and grow this organization. It has been an amazing experience developing so many meaningful relationships and learning from the best leaders in our industry.  I’m excited for the both of us to be a part of the 2016 board among three other super star leaders as we will be learning, growing, and enhance our leadership skills together. Stay tuned for all the fun events we will be coordinating and information that help us keep our clients in the know.

Networking, Mixing, and Mingling in the South Bay!

Today was our Women’s Council of Realtors 5th annual Trade Expo at the Torrance Marriott Hotel and I’m happy to report that it was a huge success! Not only did I have a great time in supporting the event but I had a blast attending as a local Realtor collecting valuable information from all the amazing vendors and spotlight speakers. My favorite part about the day was all the networking I got to do, brainstorming ideas on how we all work together to better serve our clients and our community. Today was a great reminder of the importance of networking, mixing, and mingling.
